Colorado mountain resorts pioneered inclusionary zoning

Decades ago, Colorado’s mountain communities, struggling with sky-high real estate values, implemented “inclusionary” ordinances that required developers to set aside a share of the units they built at a lower price or lower rent. Aspen, Colorado, consistently tops the list of the most expensive places in the world to live on March 4, 2024. Nestled in the Roaring Fork Valley, Aspen boasts one of the highest concentrations of ultra-expensive real estate globally, intensifying the struggle for affordable housing options…

Denver area closed sales in February jumped 31% from January

Denver’s housing market surged in February as the snow melted and temperatures climbed. More sellers opted to list their homes, the median sale price increased, and the number of days on market dropped, according to the monthly trends report from the Denver Metro Association of Realtors. “The days when sellers waited for their spring gardens to bloom before listing their homes for sale are now long gone. The February weather may have said ‘winter,’ but the market said, ‘spring,’” said Colleen Covell, an association market…

Indian restaurateurs buy former Steuben’s property in Arvada

Three is the magic number for Kal Pant. Pant and fellow co-owners of Spice Room last month purchased an Arvada property that will become the Indian restaurant’s third location. “Somebody told me a long time ago don’t do more than three, three is ideal,” Pant said. “That stuck with me.” Pant — along with executive chef Ashok Joshi, chef Chhabi Pokharel and manager Raj Nyaupane — paid $2.09 million for the 5,725-square-foot building at 7355 Ralston Road in Arvada. The building was previously home to Steuben’s, which closed…

New home listings, closings rise sharply

Metro Denver’s housing market saw signs of an early spring last month, with both new listings and closings rising sharply, according to an update from the Denver Metro Association of Realtors. New listings, a measure of seller activity, rose 29.1% month-over-month to 4,243, an increase of 22.6% from a year earlier. Closings were up 31.2% month-over-month to 2,864, but they remain down 0.45% from year-ago levels. There were 5,511 homes and condos available for sale at the end of the month, an increase of 13.1% from January…

Colorado construction defect law again at focus in legislature

The studs of Jennifer Miller’s Erie dream home carry in them her family’s hopes for the future, with messages literally inked with permanent marker onto the bedroom beams while the two-story house was under construction in 2019. But the dream home turned into a money pit for the family of four as they tapped savings and equity from their down payment to fix problems she said were caused by rushed construction. The soil under the foundation wasn’t properly prepared, Miller said, causing the house to twist and stretch as…

Craft breweries tap suburbs south of Denver

Since the founding of Parker’s Downhill Brewing in 2017, owners Jake Minturn and Doug Hyndman always planned to expand to multiple locations. By then, the craft beer market had matured enough the duo felt they couldn’t rely on the production and distribution model. Instead, they tried to build a welcoming space — and one with a vibe that could be replicated in new places. After years of searching, Minturn and Hyndman finally found their ideal spot. Downhill Brewing’s second location in Greenwood Village opened at 9672 E.…

Owner lists two homes near Cherry Creek — one older, one new — for $8.7M

Shawn Lustigman is selling a luxury, gated enclave with two homes within walking distance of Cherry Creek for $8.7 million. After the mobile home park owner bought the brick home at 2880 E. Cedar Ave. 20 years ago, he divided the land into two parcels and built a mansion on the 2800 block of East Cedar Avenue. Now, because he and his family spend most of their time in Florida, he’s selling both homes. “Nobody’s using the house except me for a week to 10 days every month,” Lustigman said. “I thought the kids might use the…

Colorado lawmakers target HOAs, metro districts with more regulation

Homeowners associations’ foreclosure filings on thousands of Coloradans’ houses over unpaid fines and fees have spurred fresh attempts by lawmakers to better regulate HOAs and metropolitan districts with the hope of preventing more people from losing their homes. Lawmakers have introduced several reform bills that would restrict foreclosures from delinquent fees and require HOAs and metro districts to adopt written policies, enhance notifications to homeowners and add licensing requirements for professional managers. The…
